Chemical Cleaning & Overhaul

When a normal wash no longer helps — airflow stays weak, water drips onto the floor, or the room smells like a wet towel — the inside of the unit needs to come apart.

Chemical wash vs chemical overhaul

A chemical wash cleans the coil and drain pan in place with a coil-safe solution — good for maintenance when the unit still cools decently. A chemical overhaul goes further: we dismantle the fan coil from the wall, strip the casing, blower wheel and coil, bathe each part in cleaning solution, flush the drainage line, and reassemble with new insulation tape where needed.

If your unit hasn’t been deep cleaned in over two years, an overhaul almost always pays for itself — coils caked with biofilm force the compressor to run longer for the same temperature.

What you’ll notice after

  • Air pushes noticeably further into the room at the same fan speed
  • The musty odour is gone, because the mould on the blower wheel is gone
  • No more dripping — the drain pan and pipe are clear and re-gradiented
  • The unit reaches set temperature faster and cycles off more often, trimming the bill

Honest scoping

Not every unit needs the full overhaul. If our technician opens the cover and finds the blower reasonably clean, we’ll say so and do the cheaper wash instead. That’s the fastest way to keep a customer for ten years. Curious how often to book one? Read our recommended servicing schedule.
